We all know that pensions are the hot topic in the news right now, well recent studies have shown that more people are investing in buy to let/rental properties rather than the traditional pension schemes, well these people are the people we want to help. whether you are a letting agent or dealing with property/ies independently, we can be your first point of call when this is a problem as well as dealing with all your general maintenance. our real strength lies in the initial Swindon rental property renovation of your rental property.
but its not just about adding extra value to the property, its also worth thinking about spending a little to get some more back, the monthly value of the property will rise, the appeal to rent it quicker is also a factor to be taken in to account, the smarter and fresher it looks the better, this one below as an example that went from being agreed with a letting agent to advertise….. to the first family viewing it and agreeing to rent was just 1 day, to quote them ” clean, fresh and a little clinical but looks well maintained which goes along way when it comes to finding some where nice to rent”
But they we also right, yes to many it can be very clinical being all white, but as we said its a blank canvas, magnolia is old and dirty even when its just been freshly painted, even boring…..but wait whites boring, but its easier to dress up a white room with colour than a room painted in magnolia, if you wanted to add a colour to the wall its going to be easier to cover over white as a base, you can add colour schemes and pictures on the wall, cushions, rugs and curtains, all will stand out better on white walls.
Think about it once its all done and looking brand new, then the client has a house that has no marks on the walls, brand new carpets with no stains, this from a landlords point of view makes it a lot easier to hand over, no arguing when it comes to deposites taken and marks that where not there when they moved in, its makes the itinerary a lot simpler to fill out , then think about the it , 6 months and year down the line they want to move out and a wall has got a few dirty marks….. its so much easier to add a few coats of white on a wall, no cutting in, no bleeding edges, its very simple and fresh again…..also very cost effective buying white paint.
After we have finished a full renovation like this we included a full set of before and after pics for the landlord to use, mainly the new set that can be used for them to either pass on to a letting agent or for them to use on there own site to advertise the property but also as evidence of what it was like before the new tenants moved in.
This is a property we did for a client, all the ceilings in the property had been artex, but they wanted a cleaner looking room, made a little more modern, but after a little chat it was more cost effective to just pull the old ceilings down and put new ones up, believe it or not it can be cheaper than having it plastered and such a better finish, flatter and nicer, so we went to work pulling them all down and replacing them, at the same time adding coving around the rooms, just gives it a little classier look and hides all the edges of the new ceiling saving a lot more time.at the same time its easier for us to add new downlights and gain access to the cables, plan them out and drop the wires down as we go.
This was the main bedroom, wall paper removed, holes filled, new door added, radiators removed for access, extra plug socked added the other side of the room.
and the finished look, new carpet, radiator back on and freshly painted, 3 coats of white on the walls and ceiling, door frames and skirting all fresh gloss
second bedroom, this one we boxed the boiler in to hide it, new ceiling and coving and loft hatch added, new door in to the room, new carpet and again painted everything and gloss work done.
third room, wall paper removed again, new door, ceiling and coving, painted and glossed, new carpet.
next was the landing, tricky but worth it, wall paper taken down, ceiling down, coving added, new down lighters added to give it a modern look, smoke alarm and carbon monoxide detectors added to comply with current landlord legislation, new door frames added, carpet, gloss and painted.
hallway with new ceiling, down lights, coving and carpets, pipe work been boxed in
finshed and we also added a new front upvc door for extra security to the property
front room, this was a big room and the only one the client didn’t want a new ceiling replaced, mainly a time and cost decision as they needed to have it on the market asap, so wall paper removed, new half glass doors, we removed the fireplace for access and better finish,
all done and finished,
